WHAT IS AN INVENTORY?
Second only to the Tenancy Agreement in importance (not withstanding safety certificates), the Inventory Report is the documentation utilised by professional Landlords in the successful letting of their properties.
An Inventory is a concise and accurate description of the interior of the property which faithfully records not only the furniture and fittings, but also describes in detail the decorative order, carpets, rugs, windows, doors, light fittings and other tangible items. Should the property have a garden or outside space, a general description is given stating the overall condition of this area.
Banham & Wells Inventories offer a truly independent, non-biased, assessment of your property at the commencement of a tenancy and, in the event of a dispute between a Landlord and Tenant, can be used as the standard upon which dilapidations or damage can be assessed.
All our inventory reports are fully bound to ensure they are not tampered with and also include details of instruction manuals supplied and, subject to their accessibility, the current meter readings.
We can also offer full colour photographs taken with the latest digital wide-angle camera. These can be supplied in their own bound booklet or on a CD to further enhance the descriptive nature and quality of the inventory.
