WHY CHOOSE BANHAM & WELLS?

Banham & Wells offer their clients a wide range of services from a basic Schedule of Condition to a Fully Detailed Inventory of the property. The latter includes an accurate record of the contents together with fixtures and fittings, a comprehensive Schedule of Condition and a range of colour photographs of the interior. We can also add details and photographs of the gardens and exterior.

We are proud members of the AIIC, strictly abide by their 'Code of Practice' and hold both Public Liability and full Professional Indemnity Insurance.

Before accepting an instruction, we always provide clients with a full set of our Terms and Conditions. These confirm in detail our services including a full break down of charges made.

CHECK IN
Should you wish, we can arrange to check Tenants into the property at the beginning of a tenancy. This ensures that the ingoing Tenant thoroughly reads and understands the inventory and signs the document confirming their acceptance and the accuracy of the report. This will include such details as the cleanliness of the property and carpets.

Should you not utilise this service we will happily supply you with three bound copies of the Inventory for you to check the Tenant into the property.




CHECK OUT
Once the tenancy has determined, and the Tenant(s) have vacated, we visit the property and compare the original inventory and Check In report with the present condition. We then send you a written report of our findings, detailing any items that have been damaged or require further attention or cleaning to bring them back to a satisfactory condition. Please note that we will not undertake to Check Out a property if we did not carry out the initial Check In.

When carrying out our Check Out reports we always take into account 'Fair Wear & Tear'. This has been defined by the House of Lords who, in a recent ruling, stated that a Tenant cannot be held responsible for reasonable use of the premises and the ordinary operation of natural forces' (i.e. natural wear over time)
